Price Correctly

A property that is priced correctly will attract buyers and the more interest you get the more offers that are likely to receive. Purchasers are more and more aware of the market and are highly motivated. They will have a full appreciation for what your home is worth in today's market and being over optimistic with your asking price will only deter them from a viewing and lead to failure in the market.

Fabulous Photography

Go easy on the tinsel and don’t have your Christmas decorations on display in your property photographs or if you do, ensure they are retaken in the first week of January as it will date sales details. The same goes for snowy external shots or photos taken in the height of summer. Keep your photos fresh and appealing to purchasers. We are happy to revisit to refresh photos, we want your house to look appealing as much as you do.

Put the lights on

Show your property off to its best; making it light and appearing spacious especially during the dark winter days is key. Make sure that every light is switched on prior to the viewing, including all lamps. We recommend that we accompany all viewings and we will do this before the viewers arrive.

Crank up the Heating or Bring the outside in

Nothing feels less homely than a cold house especially if the property is empty. Ensure your home is warm and cosy before any viewings take place. If it is summer then open doors and windows and make everything as airy as possible with great emphasis on the outside space so people can envisage outdoor entertaining.

Spruce up the Garden

Trim, prune and tidy up bushes and trees, cut the lawn and tidy and weed the borders. Ensure patios and pathways are free from weeds and that patio pots look colourful and blooming. Most gardens look pretty sad over the winter months but you can go a long way to ensure they look neat and tidy. Clear leaves, sweep muddy paths and add the odd splash of winter colour with pots and troughs by the front door with winter flowering Pansy and Cyclamens.
