Are you licensed and regulated?

What certificates do I need for my property?

Before letting a property there are some certificates that are mandatory: Gas Certificate, Energy Performance Certificate (EPC) and an Electrical Installation Condition Report (EICR). You will also need the boiler to be serviced and if there is a chimney at the property this will need to be swept prior to tenants moving in and a certificate provided to say this has happened. Although not a certificate, you are required to have working smoke detectors on all levels of your property, together with working carbon monoxide detectors, within the vicinity of any gas appliance, together with open fires and wood burners.  

Arnolds Keys can organise all of these for you dependant on the level of service you choose. 

How long will it take to let my property?

It will depend on the level of demand when the property is put on the market. However tenant demand is strong and the market is bouyant, so we would envisage that we would have found you a tenant within a couple of weeks.

Do you offer accompanied viewings?

We do offer accompanied viewings as part of the service, however in some instances an existing tenant or the landlord themselves may wish to conduct the viewings. In many circumstances we are able to offer virtual or video viewings.

What application process would a tenant go through?

Interested applicants would need to apply by completing an online application form. They would then be referenced via credit checks, affordability checks, employment and landlord checks would be completed and if the team are happy that the applicant(s) were a suitable match to the property they would then put them forward to the landlord for selection.

How do I decide on which application to accept if I have more than one?

We can’t tell you which application to accept. We would advise you of the details of each application so that you can make a fully informed decision.

How much deposit can I take? Do you hold it and protect it?

You may take five weeks rent as a deposit. Should you choose to use Arnolds Keys then we have a separate client account and this is protected via the Government authorised Tenancy Deposit Scheme (TDS).

What about pet deposits?

It is no longer legal to take an additional deposit if the tenant has a pet(s).

What notice do I need to give to a tenant?

Currently the legal requirement (depending on circumstances) is two months.

I am an overseas landlord, is this a problem?

Not at all, many of the Arnolds Keys landlords are overseas. One thing to bear in mind is that you will need to complete a Non Resident’s Landlords Form for tax purposes.
