Because we are locally-based and independent, we offer a truly personal approach.  We can tailor the survey to your individual requirements, and it doesn’t end with the report: you can ring and talk to the surveyor who inspected the property to discuss any questions you may have.  It’s all part of the service.

A concise report set out in standard format which uses the colour coded condition rating system.  This survey is generally more suitable for smaller or more modern properties, and specifically provides advice on what action should be taken prior to the purchaser entering a commitment to proceed, as well as advice on repairs and ongoing maintenance requirements.  The Homebuyers Survey also provides a valuation reflecting the condition of the property, and an insurance reinstatement cost.

Building Survey

The most detailed survey we offer, that can be tailored for individual requirements, is a comprehensive report following extensive examination of the building; it will provide details on the materials and methods of construction, advice on defects/areas of concern and the appropriate repair options. Arnolds Keys’ building surveys are illustrated and are particularly recommended for older homes, properties of unusual construction, or those that have been altered and extended. Arnolds Keys also offer a valuation service.

Valuations

We also provide valuations for mortgages and secured lending, probate, matrimonial, tax and accountancy, and insurance purposes. Retrospective valuations can also be undertaken.
