Unit D9 Pinetrees Industrial Investment SOLDThe growth of property investments as part of pension funds is being cited as one of the reasons for a marked increase demand for Property Portfolio Valuations – a specialist service which is offered by the Commercial team at Arnolds Keys.

Low returns on other types of investment have led to an increase in the number of pension funds holding property investments over the past two or three years, with around four in ten portfolio valuations being for this purpose, according to partner and RICS Registered Valuer Nick Williams, who undertakes valuations for a wide range of other purposes including secured lending and partnership accounting.

“Alongside the more traditional reasons for such valuations, we have seen a big rise in pension funds asking for this service, and that’s an area where delivering accurate valuations is extremely important.”

The team at Arnolds Keys also carry out valuations on specialist types of property such as GP surgeries and veterinary practices, often when partners buy into or retire from the partnership.

Recent portfolio valuations include a collection of three office buildings in Norwich on behalf of a pension fund, and a bank-requested valuation of a portfolio of six buildings which resulted from an amalgamation of a number of businesses.
