Your Responsibilities While Living in Your Rented Home
As a tenant, there are a few important responsibilities that help keep your tenancy running smoothly.
Paying your rent on time is essential, as late payments of more than 14 days may lead to interest charges under the Tenant Fees Act, and in some cases could breach your tenancy agreement. You are also responsible for paying any bills that are in your name, such as council tax, gas, electricity and water.
Looking after the property is also an important part of your tenancy. This includes getting your landlord’s permission before carrying out any repairs or decorating, being considerate to neighbours and avoiding behaviour that could be considered antisocial.

If you are thinking about taking in a lodger or sub‑letting, always check your tenancy agreement first and speak to your landlord before making any arrangements.
The above responsibilities help protect both your home and your tenancy.
For full details and additional guidance, please refer to the Government’s How to Rent Guide, 2023, which provides the complete list of legal expectations for tenants, available in a downloadable format below.
Please also be aware that some rules may change from May 2026 as new legislation is introduced, so staying up to date is important.
