Swift House: Bringing One of Norfolk’s Largest Commercial Property Deals to Completion

The sale of Swift House highlights the strength of Norfolk’s industrial market and showcases how Arnolds Keys delivered a successful outcome on one of the region’s most significant commercial property transactions.
Large-scale industrial opportunities are rare in Norwich. Opportunities that combine size, quality, expansion potential and a prime strategic location are rarer still.
That is what made Swift House such a significant instruction for the Arnolds Keys Commercial team and why its recent successful completion stands among the most notable commercial property transactions in Norfolk in recent years.
Situated on the established Sweet Briar Road Industrial Estate, opposite Amazon’s distribution centre, Swift House comprises two modern industrial and warehouse buildings extending to more than 94,000 sq ft across a substantial 7.66-acre site.
The property was formerly occupied by window manufacturer Swift Frames and represents one of the largest single industrial assets to come to the market locally for many years.
The scale of the opportunity was matched by the quality of the asset. Originally constructed in the 1990s, both buildings had undergone extensive refurbishment, including re-roofing, re-cladding and energy efficiency improvements such as the installation of new LED lighting. The result was a high-quality industrial facility ready to support a wide range of occupiers.
Alongside almost 94,000 sq ft of industrial and warehouse accommodation, the site offered extensive yard space, significant loading capabilities, a substantial power supply and approximately 2.1 acres of undeveloped land.
In a market where expansion opportunities can be difficult to find, the potential to bring additional land into use, subject to the necessary planning consents, made Swift House particularly attractive.
Its location was equally compelling. Positioned on one of Norwich’s most established industrial estates, with excellent access to all the regional trunk roads, the site sits at the heart of a thriving commercial hub that is home to major occupiers including Amazon, Volvo Trucks, Drayton Windows, DX Express and Wickes.
For Arnolds Keys, however, the transaction represented more than the sale of a substantial industrial property. From the outset, the objective was to secure a buyer who would recognise the site’s long-term potential and help bring it back into productive local use.
“We went to market with this site with the aim of bringing it back into use and creating substantial employment opportunities, which we feel we have achieved with the new owners.”

The successful completion demonstrates the continued strength of demand for quality industrial space across Norfolk and highlights the value of expert advice when marketing complex commercial assets.
By combining local market knowledge, strategic marketing and proactive engagement with potential purchasers, the Arnolds Keys Commercial team was able to deliver a successful outcome on one of the region’s most significant industrial transactions.
Swift House is a reminder that while market conditions may evolve, exceptional properties continue to attract exceptional interest.
Most importantly, it demonstrates how the right strategy, local expertise and commercial insight can expose opportunities that benefit property owners, businesses and the wider regional economy alike.
