At Arnolds Keys, we are always looking for ways to make renting simpler, more flexible and more accessible for both landlords and tenants. That’s why we’re pleased to introduce Reposit, a market-leading deposit alternative scheme that offers an alternative to the traditional cash deposit.
Instead of paying a cash deposit of up to five weeks’ rent, tenants can choose to pay a non-refundable fee equivalent to one week’s rent directly to Reposit. In return, landlords receive protection of up to eight weeks’ rent, providing 60% more cover than a standard cash deposit.
Importantly, Reposit is entirely optional. Tenants can still choose a traditional deposit if they prefer, ensuring flexibility and choice throughout the lettings process.
How Does Reposit Work?
When a property is advertised with a deposit-free option and the landlord accepts a tenant’s application, the prospective tenant receives an invitation from Reposit to choose their preferred deposit option. If they decide to proceed with Reposit, they simply pay the equivalent of one week’s rent and accept the scheme’s terms and conditions.
For tenants, the process is quick and straightforward. For landlords, very little changes. The tenancy agreement is simply updated with a Reposit addendum, allowing the tenancy to proceed as normal.
At the end of the tenancy, any proposed deductions are supported with evidence in the same way as a traditional deposit. However, Reposit manages the negotiation process with the tenant, helping to streamline what can often be a time-consuming stage of the tenancy.
The Benefits for Landlords
For landlords, Reposit offers greater protection without additional cost.
Traditional tenancy deposits are capped at five weeks’ rent. Reposit provides up to eight weeks’ worth of cover, offering valuable additional protection against rent arrears, damages, cleaning costs and other potential end-of-tenancy charges.
The enhanced cover can provide real peace of mind. Research carried out by Reposit found that 17% of tenancies resulted in costs exceeding the value of a standard five-week deposit, demonstrating that traditional deposits do not always provide sufficient protection.
There are benefits beyond protection too. Properties marketed with a deposit-free option have been shown to attract greater interest from prospective tenants, helping landlords reduce void periods and potentially secure tenants more quickly.
The end-of-tenancy process can also be smoother. Reposit handles discussions with tenants regarding deductions and offers a formal dispute process that is typically resolved in less than 14 days, significantly faster than many traditional deposit disputes.
