BBC Panorama Exposes Rental Fraud Risks: Why Professional Lettings Management Matters

BBC Panorama exposes rental fraud risks and why professional lettings management helps protect landlords, properties and investments.
The private rental sector has always relied on trust. Trust that tenants are who they say they are. Trust that references are genuine. Trust that a property will be cared for and used as intended.
However, a recent BBC Panorama investigation, There’s a Gangster in My Flat, highlighted the growing threat of rental fraud and criminal activity within the private rental sector. The programme featured landlords whose properties were allegedly secured using false identities and references before being used for illegal activities, sublet without permission, or left badly damaged.
While these cases are extreme, they underline an important point: tenant referencing alone is not always enough.
As fraudsters become increasingly sophisticated, landlords need robust identity verification, thorough due diligence and ongoing tenancy management to help protect their investments.
At Arnolds Keys, we believe that meeting applicants, conducting comprehensive checks, and maintaining regular contact throughout a tenancy are crucial steps in reducing risk. Professional property management is not simply about finding a tenant.
It’s about ensuring landlords have the right tenant and the ongoing support to identify any concerns before they become costly problems.
Paul Shamplina of Landlord Action, who featured in the programme, emphasised that landlords and agents must remain alert throughout the tenancy and act quickly if warning signs emerge, such as unauthorised occupants or suspected subletting.
“As letting agents, we understand that finding the right tenant involves more than simply carrying out reference or affordability checks. These checks are just one element of a layered process and should be carried out alongside meeting the applicants, verifying their identity documents, completing Right to Rent checks and getting to know who will be living in a property allows us to spot potential concerns early and helps us make informed decisions that protect our landlords’ investments.”

Did you know? A recent survey carried out by The Independent Landlord found that 63% of Landlords self-manage their properties and 59% of Landlords do not belong to a Landlord Association.
For landlords, the consequences of tenant fraud can be significant, including rent arrears, property damage, legal costs and lengthy possession proceedings. Professional management provides an additional layer of protection through rigorous tenant vetting, regular inspections and expert advice when issues arise.
The programme also serves as a reminder for homeowners who may be struggling to sell in the current market.
A let-to-buy arrangement can offer an alternative route, allowing owners to let their existing property while purchasing their next home. However, successful rental investments depend on getting the fundamentals right from the outset, including tenant selection and ongoing management.
The vast majority of tenants are responsible and trustworthy, but the Panorama investigation is a timely reminder that professional expertise, local knowledge and proactive management have never been more important in protecting landlords and their properties.
