Norwich has been named England’s fastest-moving housing market, with homes reaching an agreed sale in just 45 days, highlighting the city’s growing appeal and the resilience of buyer demand.

If you have been thinking the property market feels sluggish, Norwich has just delivered a rather timely reality check.

According to the latest OnTheMarket Under Offer Index, Norwich is now the fastest-moving housing market in England, with properties taking an average of just 45 days to reach an agreed sale. That’s quicker than London, Cambridge, Oxford and most other major cities in the country.

For those of us working in residential sales across Norfolk, the result is hardly a surprise.

While national headlines often focus on economic uncertainty, interest rates or political change, what we continue to see on the ground is a market driven by something much simpler: people still want to move.

Whether it is first-time buyers taking their first step onto the ladder, families needing more space, or retirees drawn to Norfolk’s exceptional quality of life, demand for well-priced homes remains remarkably resilient.

What’s particularly impressive is that Norwich hasn’t just edged into the rankings. It has climbed from fourth place in the previous report to take the number one spot alongside Warrington.

So why is Norwich outperforming so many other locations?

The city offers something increasingly rare in today’s market: value. Compared with many parts of England, buyers can still find attractive homes, excellent schools, thriving independent businesses and easy access to both countryside and coast.

Norwich also benefits from a steady stream of buyers relocating from outside the region. The rise of flexible working has broadened people’s horizons, allowing them to prioritise lifestyle without severing links to London and other major employment centres.

Of course, the statistic comes with an important caveat. Reaching “under offer” in 45 days doesn’t mean every property will sell quickly. Buyers remain discerning, and ambitious pricing can still leave homes sitting on the market longer than expected.

That’s why accurate pricing and expert marketing are more important than ever.

Nevertheless, Norwich’s position at the top of the table is a strong endorsement of the city’s appeal and the underlying health of its housing market. In a year when many predicted buyers would stay on the sidelines, Norwich has demonstrated the opposite.

The message is clear: when the right property comes to market at the right price, buyers are ready to act.

And right now, nowhere in England appears to be proving that more convincingly than Norwich.
