The development opportunity extends to approximately 0.385 Ha (0.95 acres), cleared of buildings, gently sloping away from Oak Street, its eastern boundary, down to the River Wensum on its western boundary.
Full planning has been approved for the provision of a total of 40 residences, comprising 12 townhouses and 26 one and two bedroom flats and 2 Penthouses. The proposed layout is defined in two blocks:
- Flats at the entrance from Oak Street and a terrace of townhouses, redefining the Oak Street frontage.
- A second, larger block of riverside townhouses facing the river, the "Malthouse" flats and enclosing private gardens.
- The s.106 agreement provides for just two affordable units.
