The marshes are located south of Drayton village being 5 miles north west of the City of Norwich. This block of marshes is located within an extensive area of grazing marshes comprising the Wensum Valley.
Offered for sale as a single ring fenced block, these productive grazing marshes extend in all to 4.25 Ha (10.50 Ac). The marshes have previously been let on annual grazing licences to livestock graziers and grazed with cattle. Access to the marsh is direct from the public highway, Costessey Lane, and a private hard track. The land is classified as Grade III with soils of the Adventurers' and Wensum soil series being peaty and clayey; river alluvium and fen-carr peat.
The marshes are registered on the Rural Land Register and are eligible for claiming the Basic Payment Scheme. Based on the eligible area a total of 4.23 Ha of Basic Payment Scheme Entitlements are included in the sale. The 2021 claim will be made and retained by the vendor.
The marshes have previously been entered into Environmental Stewardship Schemes, but are currently out of agreement, but would suitable for inclusion in the current Countryside Stewardship Schemes.
SPORTING, MINERAL AND TIMBER RIGHTS:
In so far as they are owned by the vendors, the sporting, timber and mineral rights are included in the sale. This stretch of river frontage to the Wensum has been well known in the past for the variety of coarse fish available and has previously been let to the local Angling Club.
These are charged by the Environment Agency and Broads Internal Drainage Board and will be apportioned on completion.
The marshes are within the jurisdiction of South Norfolk District Council, to whom interested parties are advised to make their own enquiries in respect of any planning matters.

METHOD OF SALE AND GUIDE PRICE:
The marshes are offered for sale as whole by Private Treaty with a guide price of £55,000.
The Marshes are sold Freehold subject to a grazing licence in favour of Mr P Gunther expiring 31st October 2021. The current licence fee is £630 per annum. Completion will take place as soon as practically possible.
