Offered for sale as a single ring fenced block, these productive grazing marshes extend in all to 49.06 Ha (121.23 Ac). The marshes have previously been let on annual grazing licences to livestock farmers in the local area and grazed with cattle and sheep. Access into the marshes is direct from the hard track known as Stone Road. A number of internal gates/culverts provide access to each parcel
thereafter. The land is classified as Grade III with soils of Wallasea, Wisbech and Newchurch soil series described as clayey and coarse silty marine alluvium.
The marshes are located to the east of the village of Halvergate being just 5.0 miles south east of Acle and approximately 8.5 miles west of Great Yarmouth. The City of Norwich is approximately 15.0 miles to the west. This block of marshes are located within an extensive area of grazing marshes which are popular with graziers many of whom hire the marshes each year for the grazing season.
From Acle head east on the A47 (Acle New Road) for approximately 2.2 miles towards Great Yarmouth. Turn Right onto Branch Road for approximately 1.4 miles heading south towards Halvergate. At the bend in the road turn left onto the hard gravel/tarmac road known as Stone Road and continue along until you reach Manor Farmhouse on your right. Continue to follow the track for another 0.6 miles and
the entrance gate/culvert will be found on your right hand side as indicated by the 'For Sale' sign. Please note: The marshes are best accessed by 4wd.
The marshes form part of a wider combined Entry Level (ELS) and Higher Level Stewardship (HLS) Scheme which commenced on 1st August 2013. The agreement runs until 31st July 2023. The agreement included a number of Capital Works for the marshes, namely scrapes and water control structures all of which have been completed.
As part of the sale the agreement will be split and the purchaser(s) will be required to continue with the agreement for the marshes until 31st July 2023. The total payment from the ELS/HLS agreement is calculated to be in the region of £12,700 per annum.

The marshes are offered for sale as a whole by Private Treaty with a guide price of £625,000.
